Centred on the South of the Dordogne department between Bergerac and Eymet, we cover Perigord Pourpre and the North Lot-et-Garonne for all prestige properties. The further afield we go, the more special a property must be to warrant taking on. We specialise in ‘old stone’ – ie traditional properties, oozing character and charm and retaining period features. Whilst we do not specifically have a price threshold, we concentrate on properties at the top of the market and rarely drop below €700.000. Our typical Types of Property What sort of property makes it onto our books? Anything that Stewart gets excited about, usually recently renovated, sometimes with a little restoration project outstanding but occasionally wholly to restore. Chateau (castles) with land, properties with water frontage, a moulin (mills, be they water mills, flour mills or windmills are all great), properties with lakes whether for watersports or fishing, hotels – especially if set in Medieval castles with banquet halls, moats and towers, belles demeures, maison de maitres, manoirs, Gentilhommière, farmhouses with barn conversions etc. Our main focus is Chateaux dating back to the 15th, 16th, 17, & 18th Centuries and Chartreuses from the same periods. The odd Priory, Presbytere (Presbytery) , Maison Forte (fortified house), maison de ville (townhouse) manoir (manor house) or hunting lodge will usually appear in the portfolio somewhere. We will also consider prestige development projects. We also sell commerical properties, including hotels for sale, restuarants, gite complexes and working vineyards, but not retail outlets or industrial units. Typical Situations More often than not they are situated in countryside, whether private, remote and isolated, or closer to neighbours, in hamlets, villages and bastide towns. Location is always crucial – and we particularly favour properties offering tranquillity, peace & quiet with views. Set in the heart of the Bergerac wine region, we also have chateaux based on a vineyard (whether a working vineyard of a set of vines used for winemaking for private consumption). We are blessed with a rich agricultural heritage giving a colourful countryside for the majority of the year – the yellows of oil seed rape and sunflowers, all shades of green, to the lovely reds of French oaks in autumn. Transport Links The area is well served with airports – Bergerac international airport offers a multitude of flights from Stanstead, Southampton, Exeter, Birmingham, Bristol, Liverpool. The are a number of international flights into Bordeaux, and Toulouse and Limoges are not far away.
The majority of our properties have swimming pools, often heated by means of a heat pump or heat exchanger running off the central heating system , often with a saltwater filtration system etc. Recently a set of legal requirements have been issued in France to which pool owners must comply. Called AFNOR standards, they describe legal requirements for security measures to prevent children and others falling in the pool or to raise an alarm if this should happen – and encompasses fences and gates, pool alarms and / or security covers. Although we cannot guarantie that properties comply, we do advise vendors of the requirements.
